1. These terms
These terms cover two things: your use of this website, and the basis on which AGYAMPA DESAJ LTD provides property, facilities and hospitality management services. Where you have signed a management agreement with us, that agreement takes precedence over anything on this page.

2. Using this website
This website is provided for information about our services. You may browse it and contact us through it. You may not attempt to disrupt it, access it by automated means at a rate that degrades it for others, or use its content to imply an endorsement or partnership that does not exist.
Descriptions of services on this site are an outline, not an offer. Nothing here forms a contract until it is agreed in writing.
3. Intellectual property
The AGYAMPA DESAJ name, the content of this site and the way it is presented belong to AGYAMPA DESAJ LTD or are used with permission. You may quote or link to this site with attribution; you may not reproduce it wholesale or present it as your own.
To confirmConfirm the licensing position on the property photography used across the site, and whether any of it needs a credit line.
4. Our services
We provide property management, facilities management, hospitality management and revenue optimisation. What is included in a given engagement is set out in the management agreement for that property.
To confirmThe scope boundary that matters most in practice: what is explicitly not included, and what a client is expected to provide or decide. This is where most disputes start.
5. Fees and payment
To confirmHow fees are structured — percentage of rent, flat retainer, or per service — when invoices are issued, payment terms, accepted payment methods, and what happens on late payment. Needs to agree with whatever the site eventually states about payment methods.
6. Term and termination
To confirmMinimum engagement term if any, notice period on each side, what happens to funds, keys, records and in-flight bookings on termination, and whether early termination carries a charge.
7. Responsibilities of the owner
To confirmWhat the owner warrants — that they have the right to appoint a manager, that the property is insured, that they will fund approved maintenance, and that they will respond to decisions within an agreed window.
8. Liability
We provide our services with reasonable care and skill. We are not liable for loss caused by circumstances outside our reasonable control, nor for loss that was not foreseeable.
To confirmThe liability cap and its exclusions. This is the single most consequential clause on the page and should be drafted by a lawyer, not adapted from a template — including how it interacts with the company's insurance.
9. Governing law
These terms are governed by the laws of the Republic of Ghana, and the courts of Ghana have jurisdiction over any dispute arising from them.

10. Changes to these terms
We may revise these terms as our services change. The date at the top of this page shows when they were last revised. Material changes affecting an active engagement will be raised with the client directly rather than only posted here.
